Elias didn't set out to build property management software. He set out to manage his own rentals in Greece without having to manage 5 platforms and manually blocking calendars. The software that could have fixed it existed, but it was built for large agencies and priced far beyond what a small operator could ever justify. Why do I have to pay commissions to have access to features that I need? Why can't it all be part of a subscription? After years leading technology businesses across Greece and China, he knew it didn't have to be that way. Y-Concierge includes channel management on every plan, including during your free trial. Two-way calendar sync with Airbnb, Booking.com, VRBO, and Expedia is built in — no separate subscription required. Availability updates flow automatically, so you're not manually blocking dates across extranets.
Is this the right tool if I only manage 5–10 properties?
Yes — small portfolios are the sweet spot. Y-Concierge was built from the ground up for independent operators, not enterprise software scaled down, so the workflows fit how a small team actually runs. Standard covers up to 5 properties at €19/mo, Pro up to 10 at €29/mo, and additional properties are €4/mo each — the platform scales with your portfolio.
What happens when my 30-day trial ends?
You choose a plan, or your account stays accessible in read-only mode for 90 days. No automatic charges. No credit card is required to start. If you decide not to subscribe, you can export your data during that 90-day window.
How does tax compliance work? (AADE/myDATA for Greece)
Invoices are generated from your reservation data with the correct VAT rates for short-stay accommodation. The system submits directly to AADE via their REST API with XSD-compliant XML and MARK tracking. Climate tax (ΤΑΚΚ) under Law 5073/2023 is calculated by accommodation category. Each operator uses their own AADE credentials. Invoice generation and myDATA submission are live today and do not require provider certification.
Can I migrate from spreadsheets or another PMS?
Yes. Most operators complete setup within two weeks. You can import existing reservation data, connect your OTA channels, and run both systems in parallel until you're confident. The 30-day trial gives you time to transition without pressure.
Who built this, and do you actually manage rentals?
Y-Concierge is built by Ydea Tech, a Greek company. The founder personally manages vacation rentals in Greece — the product came from that operational experience, not a pitch deck. Support is available in Greek and English from people who understand the daily reality of turnover days, late ferries, and tight deadlines.
Are there hidden fees or long-term contracts?
No setup fees. No contracts. Monthly or yearly billing, with yearly saving about 17% on Standard (2 months free) and 25% on Pro (3 months free). The only additional costs are per-property add-ons if you exceed your plan limit (€4/mo per extra property on Standard, €3/mo on Pro).
